We offer inspection services that adhere to the American Society of Home Inspectors (ASHI) standards of practice.
Clients are encouraged to accompany the inspector through out the inspection to learn about the property. Most home inspections last two hours.
With the exception of framing and partial inspections, all utilities must be functioning for an inspection to be completed. Below is a list of

Services we offer
Full Home Inspection
This is the inspection desired prior to real estate transactions and by homeowners checking over the entire house.
This inspection includes the following:
testing of the electrical, plumbing, and heating and cooling systems
inspecting the structural components including foundation and framing where visible
exterior wall coverings which include the roof and exterior veneers
walls, ceilings, floors, steps, stairways, and railings
insulation and vapor barrier in unfinished spaces
fireplace and chimney components where accessible

Partial or Problem Specific Home Inspection
We offer problem-specific inspections addressing issues such as leaking windows and roofing, decks, crawlspace moisture, attics and framing.
$75 - $125 based on issue being addressed.
Infrared Scanning
We are pleased to introduce the newest in diagnostic tools for inspecting homes and their components, a Fluke IR-Insight T250 thermal imager. Our infared camera is an excellent way to "see" anomalies in the exterior veneers and mechanical systems inside the home. The thermal scanning device produces a visual image that emphasizes consistencies within a system. These systems would include, HVAC, electrical, plumbing, roofing, framing, and flooring. A report with both digital and infrared images can be generated within 48 hours. As with all technology, limitations are inherent because of access, thermal blindness, and intentional concealment.
Infrared scanning can be added to any of our other inspections or as a stand-alone service.
$120 per hour, one hour minimum charge. Mold Inspection
Air sampling, swab testing, and bulk sampling for mold. Test results from an industrial hygienist are returned within 7 to 10 days.
A minimum for two samples are required, one for the control sample and one for the area in question.
$125 per sample.
EIFS Inspection
Exterior Insulation Finish Systems inspections start with Tramex moisture meter for broad scans.
Areas where moisture is suspected a Delmhorst BD-10 moisture meter is used determine exact moisture content and the condition of the substrate.
The report produced for this inspection includes digital images of problem areas with meter readings.
$150 per side of house.
We now offer infrared scanning of the EIFS in addition to our standard EIFS inspection.
Additional $120 per hour, one hour minimum charge.
One Year Punchlist Inspection
These are for home owners who are approaching the one year mark on a property. This is a full home inspection that specifically addresses
component failures, either mechanically or structural, that need to be corrected by the builder. This is not a cosmetic inspection.

Framing Inspection
For those building new homes, we provide framing inspections to ensure good contact between the structural members of the house.

Walk-through Inspection
